Located in rural Larimer County approximately 4.5 miles west of I-25 (Wellington exit) and 9 miles north of Fort Collins, Grayhawk Knolls is a covenant-protected community of 25 homes situated on lots varying from 2.5 to 5 acres and surrounded by over 200 acres of private open space.
Entered into a conservation easement, the open space provides incredible views, walking trails, the use of a 12-acre pond for fishing and non-motorized watercraft, seasonal wildflowers and plentiful wildlife viewing.
This conservation easement assures no further homes will be built within the community, preserving the views and tranquility. The land adjacent to HOA property is agricultural and rural in nature with nearby Douglas Lake, a Colorado Parks and Wildlife area, offering further fishing, boating and hiking opportunities.
Homeowners are members of the Grayhawk Knolls Homeowners Association and pay an annual membership fee. A Public Improvement District was set up through Larimer County to provide funds for road maintenance, and an HOA committee acting in concert with Colorado Open Lands manages the open space. About the HOA
The mission of the Grayhawk Knolls Homeowners Association is to preserve and enhance the property values of our homeowners by maintaining the common area grounds and upholding our Covenants, Architectural Guidelines, and policies.
The Board will serve the Homeowners by taking a fair, ethical, and objective approach in representing the interest of all homeowners to ensure a safe and harmonious place to live for everyone.

2020 Updated Documents Posted
The Board has worked over the last year to update all policies, rules and regulations. The draft versions were approved by the Board in December. The new versions have been posted to the Residents Section for all to access.
Annual Membership Meeting
Our GKHOA Annual Membership Meeting is tentatively scheduled for Saturday, February 3rd, 2024, at 1:00 PM. Once confirmed, an email will be sent and letter will be mailed to all members explaining the process. Please reach out to the Board with any questions.
